We would like to present a property that is unique and rare from all points of view - private island situated very close to the Amalfi Coast. From here you have an unrepeatable view of the wonderful coastline, famous all over the world. Large about 30,000 square meters, the island, rich in typical Mediterranean vegetation, houses the main villa of 350sqm plus a series of minor constructions, such as an annex, outside kitchen, 3 storage rooms, pergolas and antique cistern. In a fairy-tale landscape, in one of the most beautiful and famous coastal areas in the world, inhabited only by the sirens who almost managed to win Ulysses and its crew, we find a small island, quiet and apart looks at the way Tourists, always coming and going, explore the absolute beauty of the Amalfi Coast. A place just a few hundred meters fro “Punta Campanella”, 500 meters from Crapolla and only 120m from the nearest point of the coast, it has an accessibility from the mainland that other islands do not have, often being isolated for bad weather. The island of Capri and Positano are both within 10 km and reachable by sea. Sorrento is instead only 4km away, reachable by car. The islet, named by the fishermen of the Galluzzo site, in ancient times, had preserved for many centuries the remains of a large Roman villa that included two water lilies in as many natural caves.
Historians tell that all buildings - domus, cistern and nymphs - were on the slope overlooking the nearby coast. Even today it is possible to see some rare rest of the villa along the wall overlooking the coast, about a hundred yards wide. In later periods it was to be a possession of the abbey of St. Peter. Immediately after the war Eduardo De Filippo, a great Italian writer and actor, bought the island from Vittorio Astarita, son of the well-known banker of Meta Tommaso, who, after his father died, was frequenting Isca very rarely, almost always to hunt “tordi” birds during winter and wild rabbits during the summer.
Isca, famous for being bought by the great Eduardo De Filippo, was very dear to him, he came here to retreat and write those that have later become masterpieces. "... a very sweet place, away from an adventurous and romantic idea, also because it is close to the coast.
After six in the evening the sea begins to empty, even during busy periods. And then comes another life, that of fishermen [...] For me Isca is the place to spend the resting moments of the year". So Luca de Filippo, describes that magical place, full of art, which has seen the birth of many protagonists of Italian theater and that he used when, tired from theater tours, was in need of new energy. At the same time, the proximity of Capri, Positano, Sorrento, all within 10km of the island, makes it close to services, especially luxury ones, such as 2 stars Michelin restaurants. There are 2 of those just 2km away.
The main house, built by the De Filippo family, insists in the same area were the domus of the ancient Roman villa was. The villa measures, internally, 350sqm, and is located on the only protrusion of the island's coast.
The main villa is divided into 2 floors: ground floor divided into 6 rooms, 2 bathrooms, 2 passageways and storage room. The first floor now has a large living room, 3 rooms, a gallery and 4 small compartments that may be joined together. It should be noted that the presence of a few bearing walls gives the possibility of totally revisiting the subdivision of interior spaces, to create rooms that are more in up to date with individual modern needs. It is possible to create till 8 bedrooms and 8 bath in main villa due to one of the project of reconstruction. Among the other buildings there is the ”dependence” or caretaker's house which measures about 115sqm and is spread on two floors: basement of about 42sqm with technical premises, storage room and fridge cellar and the ground floor of about 70sqm where we have 4 rooms plus bathroom with pre-bathroom.
Among the other buildings there is a storage room of about 50sqm with the pergola located a short distance from the main villa and 2 other storage rooms of 12 and 15sqm located at various points of the island. The outside kitchen was built, for convenience, on the other side of the island.
The island is characterized by typical Mediterranean vegetation. Apart from numerous centuries-old olive trees dominating the island's vegetation, there are many more such as Fico d'India (Opuntia ficus-indica), Fico degli Ottentotti (Carpobrotus edulis), capper plants that are harvested all the years. There are terraces that were used as gardens. On the island were cultivated types of fruit and vegetables that did not need a constant irrigation such as artichokes and beans.
There are two points to descent to the sea. The first is on the slope to the mainland where there is the jetty to dock. The modern dock, redone by Eduardo De Filippo, a small jetty about a meter high, connected to the “Edouardian” building by a red brick staircase. The second one is on the "east" tip of the island that is accessed through the manor house. Of this latter is visible the stairway from the house to the sea. More spectacular, however, due to its inaccessibility, is he observation of the north coast, high from 20 to 25 meters, overhanging, lined with Mediterranean vegetation shrubs, presumably, fragrant. More caves characterize the area. You notice what remains of the ancient mooring.
At the sea level, there are some concrete conglomerates and, above, on a few steps in the rock, there is the "old cistern" and the entrances of the two water lilies. Given that there is a reservoir of water taken out of the rock and bounded by a visible stone wall, which emerges as a 'water reserve', you can evaluate the possibility of turning it into a swimming pool even if it is already in use as such by the current owners. It should be noted that there is already an area for the helicopter landing on the island.
STATE AND FINISHES
In the post-war period, the De Filippo family built a villa and a theatrical workshop in the interior of the island, which today require a complete renovation. The façade of the main villa has been restored not long time ago, while internally it requires complete renovation work that will also result in a total redistribution of the lofts that will depend on the needs of the new owner. The same goes for smaller buildings.
An island is a property full of charm, unique in its kind even for the many ways in which it can be lived.
