Built in the late 17th century with later Georgian extensions, Limington House is an impressive Grade II listed country house. Occupying a secluded and slightly elevated position, the house has wonderful views over the local countryside. Full of characteristics reflecting periods, it is now in need of modernisation. The house has been in the current family since 1936.
The main reception rooms to the front of the house are very well proportioned and have exceptionally high ceilings. All are dual aspect and feature open fireplaces, floor to ceiling sash windows with their original shutters and overlook the garden and fields beyond. The result is exceptionally light and airy. In contrast the older rear of the house has lower ceilings, exposed beams, stone mullioned windows and a wood burner in the hall.
On the first floor the high ceilings continue letting the light flood in. There is a large Master bedroom, again dual aspect with stunning views. There is also a dressing room. There are currently five further bedrooms, two bathrooms and a large Linen room.
A long sweeping drive is accessed through stone pillars and leads to the front of the house. It also continues round to the rear and the garages. The gardens are mostly laid to lawn, interspersed mature trees and wrap around the house. To the west is a paved terrace with magnolia and wisteria growing against the house and a large flat croquet lawn. There are further secluded lawned areas enclosed by hedges along with a vegetable garden and fruit trees.
There are four large grass fields surrounding the gardens. The field opposite the front of the house leads down to a lake and Mill Stream beyond.
There are numerous outbuildings which include the cow yard with three sheds, potting shed with attached apple house and stables with a groom’s room above. There is also a two bedroomed cottage in need of extensive renovation.
Built in the late 1700s of stone elevations under a tiled roof, it is located at the entrance of the drive to Limington House. Again, in need of modernisation it provides perfect additional accommodation or rental income. The downstairs accommodation consists of sitting room, family room, kitchen, study and cloakroom whilst upstairs there are four good bedrooms and a bathroom.
Outside there is a separate wash house, and garage with hayloft above. There is a good sized garden which leads down to the river and sits in a total of about two acres.
