Fir Hill is a substantial impressive Grade II listed house on the edge of the village of Droxford. Built on a rise above the River Meon, it has wonderful views of the Meon Valley. This handsome house is accessed from the village road through private electric double gates and is protected from the road by a high red brick wall with a pleached hornbeam hedge above. The sweeping driveway reveals a very impressive house built of red brick under a clay tiled roof. The house has recently been fully and carefully renovated using experts in historical house renovation, restoring the house to its former glory but with all the amenities of a 21st century home.
Access to the house is through a door in the middle of the original double-fronted Georgian house. The impressive hallway is light and spacious, and leads to a beautiful drawing and dining room to the north. This room was created from two smaller parlours in the 19th century and runs from front to back with excellent views of the gardens running down to the river. It is now a superlative entertaining space.
The sitting room is also accessed from the hallway, with elegant proportions and its bay window allowing plenty of natural afternoon and evening light. The library is situated opposite. The kitchen/family room is at the end of the hallway in the Victorian wing. The bespoke Plain English kitchen is beautifully made with a large central island and a vintage five door oil-fired Aga. Like the drawing room, it runs from front to back of the house.
Stairs lead down to a new conservatory, built by Vale Garden Houses to replace a Victorian glass house, which gives access to the gardens. A boot room, WC and plant room are situated off the vestibule outside the kitchen where another entrance is framed by newly created flowerbeds.
Access to the extensive cellars is from the internal lobby just off the kitchen. These have not been converted and provide ample storage space. Subject to relevant permissions it would be possible to create excellent additional accommodation.
The first floor is accessed from a solid oak staircase in the hallway.
The master bedroom suite occupies the majority of the Victorian wing of the house and its panelled ceiling and bay window create a dramatic room flooded with morning sunshine. The dressing room gives way to a beautifully designed large bathroom.
There are four further bedrooms on the first floor in the Georgian wing. Each is well proportioned and the two rooms to the rear of the house have particularly pretty views, overlooking the Meon Valley. Two further bathrooms (one ensuite) serve these bedrooms.
The second floor provides further accommodation and is currently used as a separate self-contained apartment. The bedroom, sitting room/bedroom, kitchen and bathroom make it perfect for a nanny, teenager or guests.
Externally Fir Hill is equally impressive. The eastern façade is absolutely stunning with perfect symmetry on the Georgian wing. A beautiful 17th century stone staircase leads down from the hallway to the terrace outside the house. The main part of the garden is mainly laid to lawn interspersed with mature trees and beautifully crafted flowerbeds giving plenty of colour and depth. Most of the flowerbeds benefit from an automated watering system.
The gardens run down to the banks of the River Meon. Towards the foot of the garden, there is a brick-faced haha, once a Victorian games lawn, that has again been given over to lawn now surrounded by flowerbeds and fruit trees. There is also a small orchard at the end of the garden.
A stunning walled garden has been created in a half acre plot of land on two levels, surrounded by Georgian brick walls and completed by a summerhouse on a terrace. Sympathetically lit at night, it forms a beautiful place for evening entertaining. Outside the garden, there is a glasshouse, potting shed and cold frames. The walled garden also has an automated watering system. The 1.5 acre paddock lies to the north of the house and is stock fenced.
